Bathroom Note: The bathroom is yours exclusively during the day. One housemate needs to use only the toilet at night, as their full bathroom is located downstairs and not practical to access during sleeping hours.
Rent is $1,200 and the deposit is also $1,200. Both are non-negotiable. Utilities start at $55 per person (double for couples). Lease is month-to-month. Parking is first-come, first-served. Garage parking is available for an additional $40 per month. Access is limited to 4 days per week per tenant, following a rotating schedule.
This is not a frat house—no parties, loud music, or excessive alcohol use. The home is shared with three respectful housemates from Europe, Asia, and LA natives.
Please research the 90304 area to ensure it fits your lifestyle. I won’t answer questions about public transit since I don’t use it. Also, this is a busy commercial area with street and airplane noise. If you're sensitive to sound, this isn't for you.
FYI: Nowhere in LA is 100% safe—including Beverly Hills. If you and your family have already made assumptions and plan to nitpick the room or area during a tour, this isn’t for you. I’m not here to cater to prejudice.
Tenant requirements:
W-2 employment and verifiable income only.
Rent is due in full on the 1st of each month—no excuses.
If you date someone new every two weeks or are seeing multiple people at once, this isn’t for you. We don’t want that many strangers coming in/out of our home.
If you use marijuana heavily to stay high for hours after work, this isn’t for you. Light usage is fine—meaning you do other things besides getting high after work.
If you cook with strong-smelling ingredients like fish sauce, iru, shrimp paste, masala, or surströmming, this isn’t for you. This is out of consideration for our housemates—not personal.
Cleanliness matters. Dishes must be washed thoroughly—no food residue left behind and follow the rotating trash schedule. If your mom/partner usually takes care of cleaning, this isn’t for you. No one here wants to re-clean dishes pulled from the drying rack.
No pets, including service animals, due to severe allergies.
All tours start virtually. No in-person visits without pre-screening for safety reasons.
